When do property buyers actually search?
Think about when you've looked at property listings. Most people browse after work: evenings and weekends. They scroll through Property24 or Private Property at 8pm, find a listing they like, and submit an enquiry.
That enquiry goes to the estate agent. Who is at home, having dinner, or asleep.
The next morning, the agent checks their emails, sees the enquiry, and calls back, maybe 12 hours later. In that 12 hour window, the buyer has submitted three more enquiries to competing agents. Two of those agents have already called back.
The first agent who responded got the appointment. Your lead is already gone.
The compounding problem
This isn't just a missed phone call. It compounds in multiple ways:
- Hot buyers go cold overnight. Someone ready to view a property today won't necessarily still be as excited tomorrow, especially if they've already spoken to two other agents.

This does two things: it keeps the conversation alive (they reply, which means the next 24 hours are an open conversation window on WhatsApp), and it gives your agent valuable context before they call.
What if the enquiry comes through email, not WhatsApp?
Most property portal enquiries come as emails. We use email parsing automation (via Make.com) to extract the contact details from those emails and trigger the same WhatsApp workflow, even if the original enquiry came through email.
The buyer entered their phone number in the portal form. We extract it, and the WhatsApp message goes out just the same.
